Lansell Square is the first retail development seen on the journey from Melbourne to Bendigo so with this in mind the new $40 Million refurbishment and extension needed to make a statement.
The existing centre was anchored either end with a Woolworths and Coles and Kmart in-between but was dated and in need of some love. The development to the centre included an extension to the Woolworths, a brand new Coles, Liquorland, BWS and more than 20 specialty tenancies as well as refurbishing the existing food court and mall.
Working on an existing structure is always challenging, particularly when the centre has gone through a number of small refurbishments since its establishment in the 70’s. The centre was to extend in not just one, but three directions meaning that there was only one façade of the building to remain untouched once works were finalised. Working with and around existing majors and tenancies also complicated works.
Staging was always at the forefront of the planning process, allowing for new sections of the building to be built, tying in with the existing structure and development, with minimal distractions to the existing centre and customers. Once the new sections were completed and opened, focus could then be redirected to modifying or demolishing existing areas, again allowing for new works.
The 3 new entrances allowed for at least 2 entrances to remain open and operational at all times minimising the inconvenience to traders and customers alike. These entries were designed with a strong diagonal roof line which was inspired by the existing landscape; a steep incline to the train line on the East side. The outcome – an impressive façade that this centre truly needed.
Lansell Square has become a hub of activity and excitement for not only the Kangaroo Flat community but also the neighbouring areas and is already enhancing the human experience and will do so for some time to come.
