Croydon Central Stage 1 commences

CROYDON NEWS LISTING IMAGE

Construction of Stage 1A has commenced with a portion of the existing centre being demolished to make way for a 5300m² extension with a 550m² undercover outdoor entertainment eating precinct.

This project is also being developed with a 20-townhouse podium slab being constructed over a portion of the new centre and specialty loading dock area. The townhouses are accessible from Toorak Avenue at the rear of the development overlooking the Dandenong Ranges.

The main centre redevelopment has rationalised the internal design reducing ramping grades and creating a conventional layout helping the specialty operators gain greater visual prominence and positioning and a better yield outcome for the centre owner Haben. On completion, Aldi will shift from a standalone pad site into the main centre creating another anchor along with the existing Coles. These two stores will create a big draw for the surrounding shops. A good mix of tenancies will be broken up into a boutique butcher, green grocer, bottle shop and café prominently positioned next to the outdoor entertainment eating precinct. A medical centre will be located at the other end of the centre close to the pharmacy with a variety of specialty stores rounding out the tenancy break up.

The standout feature and what will be a new and diverse point of difference for the Croydon community is the outdoor undercover shipping container dining and entertainment precinct. Its portal frame is being wrapped in a timber-look aluminium batten system with sections of Colorbond custom orb cladding closing out sections while leaving other areas open to allow customers to see exciting hints of what’s happening inside. This detail maximises the activation while creating an intimate space for people to gather and enjoy themselves.

Roof sections are a combination of multi cell polycarbonate roof sheeting mixed with the same Custom Orb Colorbond that blocks out sections of the walls facing the car park. This makes the most of natural sunlight during the day while creating an intimate and enjoyable space at night. Internals are finished off with faux greenery complimented by live landscaped areas, mood lighting with heating elements and fans allowing the area to be used all year round, and at all times of the day and night.

Stage 1a will be completed by a 20 townhouse development on a podium slab above a portion of the main centre. Specialty loading areas will take advantage of the sites steep topography creating further asset strength for the client and maximising the visual access through to the Dandenong Ranges for those that end up living here. The townhouses are designed with three stories, three bedrooms, a double garage with an option to have lift access to all levels. The remarkable double height entry with internal glass walls looking down from above 1st floor kitchen creates an impressive environment. These exciting homes create a great opportunity for buyers and a standout offering for the Croydon community.
