This project was designed around the fundamental requirements of the basement car parking levels and associated retail level that connects the local pedestrian footpath traffic to the heart of the development at ground floor level.

The site is located near the new Sunshine Coast University, the existing train station and the surrounding activity centre of Petrie.

The project brief was to create a complete mixed use environment comprising basement carparking, large format supermarket, specialty retail, food and beverage precinct at ground level with part controlled and part semi controlled environment piazza community zones. In addition to the ground plane the design incorporates a first floor level consisting of public open space, café, 120 kid child care facility and a aquatic centre. The massing above this level allows for three build form elements

1. Six level commercial building

2. Seven level student accommodation building

3. Four level medical building

All of the individual elements have been designed to co-exist on the same site and work as one development that strengthens the community urban realm within the ground and first floor level.


Challenges

A multitude of easements, setbacks, level changes, local context and existing site challenges have shaped the site and the design response required to achieve a truly mixed use program. Reflection on the existing heritage of the site and surrounds has strengthened the architectural merit of the project and fine tunes the design, landscaping and pallet of materials to embed this development into the local fabric of the community
